Property in the North of Mauritius
The North is where settling in is easiest: French and international schools a few minutes away, shops, clinics, golf, a marina, everything is here. It is also the most active property market on the island, where we complete most of our sales and rentals.
French and international schools a few minutes away
It is often THE question for families preparing their move, and it is the great strength of the North. École du Nord, accredited by the French AEFE network, follows the French curriculum from kindergarten to middle school: your children continue their schooling without interruption, just as in France. Next door, Northfields International School offers an English-language international curriculum up to the International Baccalaureate.
Both schools are on the Mapou side, about fifteen minutes from Grand Baie or Pereybere, with school buses from the main villages. French-speaking nurseries and preschools complete the picture for younger children. The result: the North has the largest concentration of French-speaking families, and children quickly find classmates who speak their language.
Infrastructure that makes daily life simple
The North is the best-equipped region of Mauritius. For shopping: the Super U in Grand Baie, an institution among expats, the La Croisette shopping centre and its brands, and local markets for fruit and vegetables. For healthcare: private clinics and medical centres with French- and English-speaking practitioners, pharmacies and laboratories, all close by.
For leisure, the 18-hole Mont Choisy golf course, the marina and sailing clubs of Grand Baie, gyms and dozens of restaurants mean there is always something to do. And when work calls: Port Louis, the island's business centre, is around thirty minutes away on the M2 motorway.
Grand Baie, Pereybere, Cap Malheureux: each village has its own feel
Grand Baie acts as the capital of the North: a sheltered lagoon, a social scene, almost everything within walking distance. Pereybere wins families over with its pocket beach and immediate proximity to the schools. Cap Malheureux keeps its fishing-village soul facing the Coin de Mire islet. Calodyne and Grand Gaube, further along and quieter, offer space and gentler prices without moving away from amenities.
The property market in the North
This is the deepest market in Mauritius: apartments in R+2 residences from around €150,000, sea-view penthouses, villas in PDS estates with a residence permit attached from USD 375,000. Resale is more fluid here than anywhere else, supported by constant demand.
On the rental side, the North is the first choice of newly arrived expats, especially families who want to be close to the schools: well-located properties are taken quickly, which also makes it the favourite ground of buy-to-let investors.
