Property in Grand Baie
Grand Baie is the capital of the North and the largest property market on the island: a sheltered lagoon, a marina, shops, restaurants and a social life that never really stops. It is also our village: the agency sits on Sunset Boulevard, in the heart of Grand Baie.

Living in Grand Baie
Almost everything is within walking distance: the Super U, an institution among expats, the La Croisette shopping centre and its brands, the marina, the sailing clubs, dozens of restaurants and the markets for fruit and vegetables. For healthcare, private clinics, French- and English-speaking practitioners, pharmacies and laboratories are all close by.
The sheltered lagoon makes Grand Baie a year-round playground for sailing, paddleboarding or the Sunday boat trip. And when work calls, Port Louis, the island's business centre, is around thirty minutes away on the M2 motorway.
The schools, fifteen minutes away
This is the area's great strength for families: École du Nord, accredited by the French AEFE network, follows the French curriculum from kindergarten to middle school, and Northfields International School offers an English-language international curriculum. Both are on the Mapou side, about fifteen minutes away, with school buses from Grand Baie and the neighbouring villages.
The Grand Baie property market
This is the deepest market in Mauritius, and the most liquid at resale. Apartments in R+2 residences start at around €150,000; sea-view penthouses and villas in approved PDS estates sit above that. A purchase of USD 375,000 or more in an approved scheme entitles the whole family to a residence permit, with the right to work.
On the rental side, Grand Baie is the first choice of newly arrived expats: well-located properties go fast, long-term and seasonal alike, which also makes it the favourite ground of buy-to-let investors.
Around the village, each neighbourhood has its own character: Pointe aux Canonniers for filao trees and waterfront living, Mont Choisy for golf and beach, Pereybere for families, Cap Malheureux for village soul. We guide you street by street.
