Long-term or seasonal rental in Mauritius: which to choose as an investor?

It is the question every investor client asks us: rent year-round or seasonally? Short answer: long-term is the peace-of-mind choice (5 to 7% gross, stable tenants), seasonal is the potential-yield choice (sometimes above 8%) at the price of real management. The right choice mostly depends on the property and its location. Here are the numbers and our method.

Long-term rental: expat demand

The engine of long-term rental in Mauritius is the expats: relocated families, entrepreneurs, retirees testing the island before buying. They look for 1 to 3 year leases, often pay in euros and take care of the properties.

  • Gross yield: 5 to 7% for a well-located, well-bought property;
  • Low vacancy in the demand areas (the North and the West leading);
  • Light management: one year-round tenant, no weekly turnover;
  • Ideal for family apartments and villas close to the schools.

Seasonal rental: more yield, more work

Mauritius draws visitors all year round, with a high season from October to April. A property suited to tourism (near the beach, pool, nice outdoor areas) can exceed 8% gross when seasonally well managed.

The trade-offs to build into the calculation from the start:

  • Management and concierge fees: 20 to 25% of rents for serious management (check-in, cleaning, linen, listings);
  • Seasonality and vacancy between the peaks, to smooth over the year;
  • Faster wear of furniture and equipment;
  • Regulatory framework: tourist letting requires the proper authorisations depending on the property and residence type. Some residence rules also restrict it: we check all of that before the purchase, not after.

The real match is decided by location

  • Grand Baie and Pereybere: both markets work. Seasonal performs near the beaches, long-term is carried by the expats.
  • Tamarin and Black River: the kingdom of family long-term rental, thanks to the schools. Families sign long leases and renew.

  • Units in new developments: many residences bought off-plan offer built-in rental management, a good yield/peace-of-mind compromise.

Taxation is the same in both cases

Good news: no tax arbitrage to make. An individual's rents are taxed on the Mauritian three-band scale: 0% up to Rs 500,000 a year, then 10%, then 20% maximum, with no French-style social levies and no property tax eating into the yield. Our recommendation method

  1. First the property: a one-bedroom 200 m from Pereybere beach does not have the same vocation as a 4-bedroom villa in Black River.
  2. Then your objective: regular income without thinking about it, or yield maximisation with active steering?
  3. Finally the mix: many of our clients start long-term (simplicity, immediate income), then try seasonal once they know the island well. The reverse is rarer.

Is seasonal letting allowed everywhere?

Yes, it is even the norm: most of our owners live in Europe. Local concierge services and managers handle everything, for 20 to 25% of rents on seasonal, markedly less on long-term.
